Due Diligence Services

A Phase I Environmental Site Assessment (ESA) is an important action a purchaser can take to learn about the property's past use, the environmental conditions at the site and adjoining sites, and the likely presence of hazardous substances.  Our report is conducted in accordance with the ASTM E 1527-21.

Phase II ESAs involve the collection and analysis of vapor, soil, groundwater, and/or site building materials to assess the presence and extent of hazardous chemicals and substances that are suspected or have been identified during the Phase I assessment.  EDI can provide Phase II ESAs by teaming with licensed Geologists and Engineers for your particular State.

This assessment is an evaluation of building systems to assess their physical condition, general code compliance, capacities/adequacies, repair and maintenance issues, and identification of potential environmental contaminants.

Completion of the Transaction Screen Process in accordance with ASTM standards may allow the user to conclude that no further inquiry is needed to assess the environmental conditions of the property.

For Seismic Risk Assessments, EDI reports present the site seismic risks and building damage potential, utilizing probable maximum loss assessment parameters described in ASTM-2026 and ASTM-2557 guide standards.
